The Position
The duties you will be performing as part of your role:
- Determine the cause of dampness, condensation, and mould through inspections.
- Collaborate with residents and contractors to implement lasting solutions.
- Complete technically demanding survey requests, ensuring timely liaisons with tenants.
- Write up schedules of work, raise job tickets, and conduct post-inspections for satisfactory standards.
- Conduct void surveys adhering to Darlington standards, accurately costing and scheduling works.
- Ensure post-inspections validate the satisfactory completion of works.
- Perform structural surveys as needed, accurately diagnosing issues and recommending appropriate remedial actions.
- Complete post-inspections for responsive repairs, identifying trends and initiating recall jobs when necessary.
- Organize and liaise with external contractors/specialists for accurate diagnosis and repairs.
- Report Category 1 & 2 hazards on surveys, ensuring prompt resolution and accurate recording in the Asset Management system.
- Collect crucial information for the Asset Management Team to support the Council's investment plans and net-zero carbon strategy.
- Conduct fire door inspections for compliance, recording issues, and ensuring the appropriate remedial actions are taken.
- Undertake Stock Condition Surveys and produce house-type drawings with AutoCAD when required.
- Identify and recommend improvements based on survey findings and Asset Management System data.
To be successful in this role, you should possess the following qualifications and skills:
- Possess an HNC or equivalent in Building Studies.
- Hold a Degree in a Construction-related Subject ABBE certification, or similar approved HHSRS training.
- Have Level 3 Trade qualifications or equivalent.
- Demonstrate suitable experience in building repairs and maintenance within a social housing environment.
- Possess a comprehensive understanding of housing repairs and maintenance, including knowledge of Decent Homes and HHSRS legislation.
- Showcase demonstrable experience in diagnosing and specifying remedial works, particularly in addressing rising, penetrative, or interstitial condensation-based damp and mould issues.
- Demonstrate suitable experience in inspecting completed works to ensure they meet established standards and specifications.
- Exhibit awareness of health and safety issues, including a solid understanding of CDM regulations and the roles of duty holders.
- Possess experience and knowledge of asbestos legislation and surveys.
- Demonstrate experience in conducting stock condition surveys of housing stock.
- Be proficient with AutoCAD, capable of producing house-type drawings when required.
Hourly Rate: 20 Per Hour (Umbrella)
Commencement Date: January/February 2024
Work Hours: Hybrid! 37 Hours, Monday - Friday / 9 am - 5 pm
