Overall Responsibility

Our client is seeking an experienced Head of Property to be responsible for the strategic property management of my clients property estate within the UK & Europe region, providing strategic assistance on property matters to other geographical regions as required.

This is a key role that ensures that property and facilities management good practice are implemented in a cost-effective way, with a robust governance structure. You will lead, motivate, and manage a small property and facilities team with a focus on excellence in customer service, performance, meeting service standards, value for money and efficiency to ensure that the service operates within the overall aims and objectives of my client.

The role is also responsible for the operational facilities management delivery for the corporate property estate encompassing both inhouse and outsourced delivery models.

Accountable and responsible for the strategic property management of company's property estate within the United Kingdom and Europe region and providing strategic assistance on property matters to other geographical regions as required. The role ensures that legislation and good practice property and facilities management are implemented in a cost-effective way, with a robust governance structure. Lead, motivate, manage a small property and facilities team with a focus on excellence in customer service, performance, meeting service standards, value for money and efficiency to ensure that the service operates within the overall aims and objectives of the Company.

The role is also responsible for the operational facilities management delivery for the corporate property estate encompassing both inhouse and outsourced delivery models.

Key Areas of Responsibility

* Provide leadership and strategic management of the company's property including facilities management delivery for the corporate property estate ensuring compliance with legislation and best practice within budget

* Developing and promoting company's property strategies

* Oversee the management of all aspects of properties, from strategic property portfolio management to day-to-day property transactions

* Encouraging and developing the use of standardised company property standards and procedures

* Manage property, buildings, and facilities projects using both in-house and third-party contractors, ensuring adherence to time-lines, budgets, and quality standards

* Accountable for the acquisition and disposal of property assets and dilapidation provision as required by the business

* Take overall responsibility for addressing any legal notices relating to property assets

* Oversee the development of budgets for the corporate estate buildings including effectively managing the budgets for the service area and maintain effective budgetary control and management to achieve operational efficiencies and value for money services

* Provision of strategic property management advice to internal customers including carrying out strategic and sensitive acquisitions, disposals and rent reviews

* Issuing of formal notices in relation to rent reviews, lease renewals, break options etc.

* Custodian of the company's central property documents/records library including property data and reporting on as required

* Manage Property suppliers/consultants (internal/external) used in support of the property and facilities team. This includes the management of property surveyors involved in carrying out property acquisitions, disposals, fit outs, rent reviews etc.

* Act as main conduit for communication with external landlords and owners for properties occupied by the company

* Maintain a robust governance structure in accordance with company policies for executing property agreements and related contracts

* Manage the property legal process including external property solicitors

* Manage the delivery the facilities management services to the corporate estate buildings, ensuring compliance with legislation, health & Safety, and best practice within the allocated budget

* Support Bid teams on property matters within contract bids

* Participate in industry property efficiency workstreams as appropriate

* Work in collaboration with peers, Leadership, internal customers to ensure the successful delivery of the property and facilities services

* Effectively manage the budgets for the service area and maintain effective budgetary control and management to achieve operational efficiencies and value for money services

* Attend senior-level meetings and present reports as required

Success Profile - Role of Head of Property

Personal Solid proven corporate real estate management experience at a senior level, strong leadership, and management skills

Specification

  • Membership of the Royal Institution of Chartered Surveyors, specialising in Corporate Real Estate management preferably
  • Ability to manage a wide range of supplier relationships, from short-term tactical relationships to long term strategic partnerships, and build and maintain strong working relationships.
  • Ability to identify and manage commercial risk.
  • Experience in financial management, budget monitoring, and control
  • Excellent verbal and written communication and negotiation skills
