Reports to:                       Managing Director



Business Sector:              Building Services Maintenance Provider



Core Discipline:               Facilities Management Hard and Soft Services



Direct reports:                 Team of eight maintenance engineers



Contract details:              Full time, 40 hours per week, permanent



Salary range:                    55,550 - 62,500 per annum





Role of the FM Account Manager



To manage the interface between the client and the delivery of day-to-day maintenance and development of the FM services across a large mixed-use facility



To act as the main point of contact for the key stakeholders across the portfolio. Responsible for the full P&L across this particular contract account.





You ll have complete managerial and project management oversight across this account, and you will be able to put your own stamp on it and make it a success with your ownership of the business relationship.





Team Overview



This role sits autonomously within the Property & Facilities division with four dedicated account engineering team members within a larger organisation of around 80 staff. The account team ensure that five locations, consisting of commercial and managed serviced offices are well-maintained, fully functional, compliant, and safe.





Key Accountabilities of the FM Account Manager




  • Ensure the day-to-day management of the M&E and hard services.

  • Oversee maintenance callouts and requests by ensuring M&E and hard services contractors complete tasks to a high standard and as per prescribed response times.

  • Ensure that all contractors and their staff provide excellent customer service both internally and externally.

  • Explore and implement innovative, environmental, and sustainable ways to increase the efficiency and productivity of M&E and hard services contracts.

  • Maintain an oversight of strategic issues relating to the delivery of M&E and hard services contracts.

  • Monitor the condition of M&E-related assets across the estate, make recommendations for action and where appropriate obtain quotations and ensure that approved work is carried out to appropriate standards.

  • Proactively seek to improve our asset management services and performance.

  • Ensure Health & Safety Policy and Procedures are carried out, undertaking risk assessments, health and safety inspections where appropriate.

  • Ensure that direct reports are trained in, and respective contractors adhere to all relevant health and safety matters pertaining to their duties.

  • Agree objectives, delivery targets and KPIs.

  • Create opportunities for personal development for engagement in cross team projects.





Knowledge and Experience of the FM Account Manager




  • Significant experience in an engineering facilities role within multi building services.

  • Ideally qualified in mechanical or electrical engineering or demonstrable extensive trade experience

  • Experience of managing an outsourced mechanical and electrical contract

  • Evidence of introducing or managing an asset management process, understanding condition surveys and producing a cyclical repair and replacement program

  • Trained and working knowledge of Health & Safety legislation with experience of managing health and safety and of conducting and reviewing risk assessments.

  • Experience in project and/or contract performance management, including contract review, negotiation and tender processes.
